Here are the conditions that apply when you check in.

By renting the house, the tenant (hereinafter referred to as the Customer) also agrees to the terms and conditions of the landlord, unless agreed otherwise. The content and terms of the offer may be modified by agreement of the parties.

1. By confirming the booking, the Customer confirms their wish to book the desired date and guarantees payment of the booking fee. The Customer is aware that if the booked date is cancelled, the booking fee will be charged and the already paid booking fee will not be refunded. However, the subsequent agreement between the parties will remain valid. The booking fee is usually 30% of the order.

2. The Customer is obliged to behave in a diligent manner towards the rented premises and the items therein. The Customer is responsible for the upkeep of the items (including electronics) and premises during the rental period. If you need advice, e.g., on how to use electronics, do not hesitate to call at +372 515 8266.

3. When renting rooms for one day, the Customer has the right to use the rented rooms between 15:00 and 11:00 the next day – unless agreed otherwise. By renting the premises for a fixed period of time, the Customer has the right to use the premises for the booked period. In the event of a previous non-conformity, the Customer is obliged to vacate the premises at the request of the landlord and to pay a fee according to the price list for the exceeded time.

4. No more people may be present in the rented premises and grounds than previously agreed.

5. Smoking and open fires are prohibited indoors. Using hookah is also prohibited. The fine is €130.

6. Outside, the cigarette butts should be placed in the ashtray. You are allowed to make fires only in designated areas. Firewood can be purchased from the landlord. Barbecue charcoal is available on the farm for an additional fee. Do not leave a fire unattended!

7. If you are not renting the whole property, you must consider that there may be other customers on the premises. In this case, the Customer must also consider the interests of the other customers present on the premises. We also ask you to be quieter during the day if possible. The tenant is responsible for the night curfew violation and, if necessary, will compensate for the fine imposed by the municipality for the night curfew violation. Be respectful of your surroundings.

8. It is forbidden to use beds, blankets and mattresses without putting linen on them first (linen is provided by Uneallika farm).

9. The houses must be left tidy, kitchens need to be clean, dishes need to be washed and dried and put back in the cupboards as they were before. The Customer is obliged to take out the garbage. Decomposable food waste should be put in the composter, general waste separately and packaging in a separate bin. Trash bins are located at the entrance. There is no need to make beds. Keep the guest house clean throughout your stay, so it is easier for you to clean up on the last day. Unless agreed otherwise, general floor cleaning is included in the rent. If the Customer uses the provider's kitchens or other facilities for the preparation of their food, the Customer is obliged to use everything in a proper manner and to leave things in the same condition as before. If the customer breaches this provision, a contractual penalty of €50 will be applied, plus compensation for the replacement of permanently damaged items.

10.The farm premises and grounds must be returned to the landlord in the same condition as when they were given to the tenant. The tenant must allow a representative of the farm to inspect the premises before leaving.

11.Material damage (intentional or accidental) caused to the owners of the farm must be compensated at their market value. The tenant is responsible for compensating material damage. A legal person can guarantee this on the basis of a letter of indemnity. A natural person gives a financial or material pledge (deposit) as a guarantee.

12.The houses are not available for people younger than 25 years. Children's events must be accompanied by at least one responsible person over the age of 25 for every 20 children.

13.Pets are not allowed on the territory of Uneallika farm.

14.The farmhouses have wooden floors and it is forbidden to wear shoes with pointed heels indoors – the tenant must pay for the restoration of the floor if damage occurs. No outdoor footwear inside the houses.

15.Vomit or other human excrement are considered to be damaging to the property and as a rule, any such stains will require additional cleaning – by agreement, the cleaning fee is €50 per incident.

In the buildings and on the territory of Uneallika farm, each tenant must comply with the legislation of the Republic of Estonia, the lawful requests and orders of the police and the landlord’s representative. In the event of noncompliance with this provision, the landlord’s representative has the right to expel the tenant and/or any third persons accompanying them from the holiday home, by terminating the contract with them. If the event is out of control (including vandalism, disorderly conduct or other such activity), the landlord's representative has the right to terminate the event immediately without refund.
